Church Square, Leighton Buzzard 2024/2025

Church Square optimises the careful refurbishment of a landmark Grade II listed building in the very centre of Leighton Buzzard. As a long standing local business, M&M have admired the stunning and commanding façade of this unmistakable building for nearly forty years, so it was such an honour to receive instructions from our client to let and manage the product of their restorations and provide the very best of rental accommodation in a location where demand is far out weighing supply.

The meticulous conversion neatly accommodates fourteen high specification apartments, over four floors, comprised of twelve one-bedroom and two two-bedroom apartments. The building offers a prime location in Leighton Buzzard with the historic All Saints Church in the backdrop of the building and being situated at the bottom of our market town’s High Street, placing residents within a short walk to all amenities including the High Street, local parks, canal towpath and railway station with its regular services to Euston, London and the North. Each property has the enviable benefit of one allocated parking space in a gated car park accessed by the rear. Every property boasts a modern kitchen with appliances and shower room, with the larger properties showcasing a four-piece bathroom. The developer has kept and enhanced the original features of the building, with re-conditioned wooden sash windows, secondary glazing and restored wooden beams to some of the top floor apartments. To ensure comfort, the properties have been fitted with air filtration system, modern electric heating to radiators and the basement apartments underfloor heating. This project really married old and new seamlessly to provide a unique opportunity for decerning tenants to enjoy !

Waterside View, Leighton Buzzard 2022/2023

An outstanding development of 34 brand new apartments situated on the banks of the Grand Union canal, neighbouring East and West Dock, Linslade. The development was the very first of its kind in Leighton Buzzard and has placed itself in the history books being the largest and most sophisticated apartment block in the town to be purely built for renters. The development contains stunning high standard one and two bedroom apartments with balconies / Juliet balconies, en-suites to most two bedroom homes and allocated parking.

The communal areas of the development have been finished to a very high standard offering a stunning entrance lobby with glass façade reaching to the top floor, lift and further underground parking. The apartments range from £900pcm – £1250pcm and we were delighted to let all 34 in less then 10 weeks of opening the show home! A truly ground-breaking project in the Leighton Buzzard rental scene.

Thorn Turn, Houghton Regis

A selection of three styles of four bedroom detached family homes situated on the new development at Thorn Turn, Houghton Regis.  These ten homes are a prime example of the modern home being built to rent in the area and offer many benefits including driveway with single garage, separate utility rooms, large rear gardens, en-suite to main bedroom, sky lights to some plots and open plan kitchen / dining rooms.

The homes are located within close proximity of Leagrave train station with links to towns such as St Albans, Bedford, Luton and London airports. Close by are Dunstable and Leighton Buzzard with amenities and schooling. The homes were built to a high standard by Countrywide Homes and have been a very welcomed addition to the rental market locally.

Townbridge Mill, Leighton Buzzard

Built by a highly respected local developer WE Black, this brand-new development of luxury two-bedroom apartments was offered in three stages from summer 2021 with the ground floor initially, first floor, second and third floor last of all. There were a variety of twelve two-bedroom apartments offered to rent each with a parking space for one car in a rear car park.

The development saw record breaking prices for two-bedroom apartments in the area. The homes offered ideal accommodation for the discerning professional couple or single occupant, being around ten minutes’ walk to the train station, a stones throw to the town centre and just metres from peaceful walks down the Grand Union Canal/Rivel Ouzel . Each property offers modern contemporary finishes and has en-suite shower rooms to each main bedroom, fitted wardrobes, grey fitted kitchens with integrated appliances and fitted blinds keeping a uniformed view to the onlooker.

Poppy Lane, Soulbury

A beautiful development of detached and terraced homes constructed by Brickhill Homes to a very high specification. The private development offered a mixture of homes available to buy and rent of which the homes offered to rent were four three-bedroom terraced houses. Each property benefits from feature windows and doors, two parking spaces, rear garden with store shed, bi folding doors to rear, en-suite shower rooms to main bedrooms and large kitchen dining rooms with gloss white kitchens. The properties were completed for occupation in August 2021 and full occupancy was achieved in early September 2021.

Rent levels broke new ground for the local area and reflected the unique opportunity to rent a brand-new family home in a prime local village. The village of Soulbury is situated in between Leighton Buzzard and Stewkley offering a short drive to the nearest train station (Leighton Buzzard) which offers a service into London Euston in under 30 mins. The village has a pub named The Boot and offers a quiet peaceful location for a family, couple or single tenant.

Baker Street, Leighton Buzzard

Five stunning detached homes central to Leighton Buzzard town centre built solely to rent. The exclusive development built on disused land consists of one four-bedroom home, a two bedroom coach house and a further three, three bedroom detached homes (1 larger design). Each property has parking for at least two cars, completing a private tucked away development that provides rarely available homes close to the town centre, train station and local schooling for all ages.

The first home was occupied within a few weeks of completion in December 2021 and the following homes upon completion. The homes offer electric vehicle charging points, gloss white kitchens with fitted appliances, triple glazing to all windows and doors, driveway parking, rear gardens with store sheds to all the houses and Venetian blinds to all front facing windows ensuring a uniformed view to the front. This never-before-seen style of development was the first in the Leighton Buzzard market.

Harlequin Lane, Cranfield, Bedfordshire Summer 2023

Proving that the rental market is alive and thriving in Cranfield, these two stunning four bedroom detached ex-show homes at Rectory Gardens are a prime example of the type of home M & M are now commonly dealing with in the new build to rent sector. The properties were built to a very high standard by Linden Homes and offer a position at the front of the development overlooking a small landscaped green. Picture one is the larger plot on offer and boasts a double garage with large driveway and a landscaped rear garden. The accommodation offers ample family living with a bonus family room and four double bedrooms. Picture two is the smaller plot on offer and has a single garage with driveway but still offers generous accommodation for a family with a study room and large open plan kitchen diner spanning the width of the property at the rear. Both offer en-suite shower rooms and family bathrooms of a modern contemporary style. The location of Cranfield is extremely popular with local high street, shops, schooling, airport, and university. Its popularity is reinforced by both homes letting on their first viewing slot ! This type of home attracts a verity of tenant, be it downsizers, small or larger families, couples moving out of the City or renting for the first time. The rental of these fine executive homes is another example of the success of M&M all over Bedfordshire.

 

Aveline Court, Leighton Buzzard

One of the very first apartment blocks in Leighton Buzzard built for rental purposes was Aveline Court located in the heart of the town centre on Lake Street, Leighton Buzzard. Built in 1999 this apartment block featured (at that time)  never before seen apartments in the Leighton Buzzard market and comprised of two bedroom and two-bedroom duplex apartments, spread over three levels. The block also came with the added benefit of gated under block parking offering two access points to the apartments above. The building was also the first of its kind to offer the unique benefit of a lift to the upper floors and attracted tenants with a slightly higher budget at the time. Since early in its development many of the properties in Aveline Court have been sold to private owners who have since moved in or let privately. To this day we still manage many apartments in the block, some changing hands multiple times. We have been fortunate enough to hold long and successful relationships with our individual investor clients as the years have ticked by. The building is situated a stone’s throw from the high street and is a short walk to the mainline train station.

Chandlers Hall, Leighton Buzzard

Where BTR meets CTR (convert to rent). Chandlers Hall is a conversion of a former youth club to six one-bedroom apartments situated on the corner of Church Road in Linslade, Leighton Buzzard. This conversion needed to be sympathetic to respect the conservation area and nearby properties. The brief was fulfilled with aplomb to offer highly characterful homes, each different in its own way.  The properties vary from ground floor and first floor apartments and all boast the same modern spec throughout. The interiors include gloss white kitchens, modern bathrooms and original exposed features such as original fireplaces. Being so close to the train station and town centre, the restoration team recognised the opportunity to draw in working professionals who would see the central position as a huge benefit. The properties were converted in 2014 and have been a highly successful development for the owner in the years since, seeing a continued demand from tenants as the years role by with voids very minimal.

New Road, Leighton Buzzard

Situated on the corner of New Road/Old Road, adjacent to the roundabout to the mainline train station to London Euston (30 mins), these three-brand new one bedroom apartments offer superb accommodation for a single professional or couple and were designed for this very reason. Completed in 2018 these select three homes were let to single professional tenants and provide one parking space to the rear via a gated entrance under the block. The homes were finished to a high standard and sit on what was a derelict property with piece of land to the side. The properties offer white gloss fitted kitchens with appliances, blinds to all windows and stunning double shower rooms. The developer (a reputable local builder) decided the property position was one that would attract the eye of professional tenants being so close to the railway station. The block finished the street scene in-keeping with the surrounding older buildings.

St Andrews House, Leighton Buzzard

To prove that BTR is not a new concept…

St Andrews house was built in the early 90’s as a development of six one-bedroom flats elevated over three floors. Each property is designed in the same layout as each other and all were built to high specification when completed and were maybe the very first block of apartments to be built in Leighton Buzzard to let. The development has changed hands on two occasions over the last (nearly) three decades with each investor enjoying well managed tenancies and solid rates of return. Each property has a parking space to the rear of the block and is walking distance to all amenities, shops and train station. M & M Properties have overseen literally hundreds of tenancies on this block and voids in this period have been just days from one tenant moving out and another moving in.
